Terms of Service

These Terms of Service ("Terms") form a legally binding agreement between you and Leaso Pty Ltd (ABN: 30 674 276 781) ("Leaso", "we", "us", "our"). They govern your access to and use of the Leaso website (leaso.com), web app, mobile applications, browser extension, and any related services or communications (together, the "Platform" or "Services").

By accessing or using the Services you agree to be bound by these Terms. If you do not agree, you must not use the Services.

1. Definitions

In these Terms the following definitions apply:

"Agent" means any real estate agent, property manager, agency, or authorised business user who has been approved by Leaso to access the Agency Messaging feature.

"Agency Messaging" means the paid, per-message feature that allows an Agent to initiate contact with a renter who has posted an active Intention, solely for the purpose of assisting that renter to secure a rental property.

"Boost" means the optional, one-time, non-recurring paid feature that provides priority placement, verification badges, and priority matching for a fixed period.

"Connection" means the in-platform communication channel that opens when both parties in a match have each independently selected "I'm interested", following Leaso's double opt-in model.

"Content" means all text, data, information, images, and other material submitted or uploaded to the Platform.

"Double Opt-In" means Leaso's matching model whereby a Connection opens only when both the user and the matched party independently indicate interest. No contact details are shared at any point prior to or after a Connection opening; all communication occurs within the Platform.

"Intention" means any post, expression of need, offer, request, or opportunity for a Property Arrangement created by a user on the Platform, including via AI or chat tools. An Intention is not a formal offer or listing and does not constitute legal advice or a guarantee of outcome.

"Leaso Content" means content created by Leaso including visual interfaces, software, features, aggregate data, and other Platform elements, excluding Your Content and Third Party Content.

"Personal Information" has the meaning given in the Privacy Act 1988 (Cth).

"Property Arrangement" means any proposed or actual agreement relating to residential or commercial property, including rental, lease, sale, purchase, co-rent, swap, sublet, or any other opportunity.

"Smart Browse" means Leaso's browser extension feature that operates alongside third-party agency websites to assist users in saving, organising, and matching on-market listings.

"Third Party Content" means content provided by parties other than Leaso or its users.

"Your Content" means all Intentions, messages, data, and other content you submit to the Platform.

2. Eligibility and Access

2.1 By using the Services you represent and warrant that:

  • you are at least 16 years of age;
  • you have the legal capacity to enter into a binding contract;
  • you will comply with these Terms and all applicable laws;
  • if acting on behalf of another person or entity, you have their authority and will inform them of these Terms;
  • all information you provide to Leaso is accurate, current, and complete.

2.2 If you are under 16 years of age you may not use the Services under any circumstances.

2.3 Leaso may, in its sole discretion, refuse access to the Services, suspend or terminate an account, or remove content, at any time and for any reason.

3. The Platform and Connection Model

3.1 Leaso is a neutral matching and communication platform. It is not a real estate agent, broker, auctioneer, or party to any property transaction.

3.2 Leaso operates a Double Opt-In model for off-market matching. A Connection opens only when both matched parties independently select "I'm interested". No contact details are ever shared at any stage. All communication takes place within the Platform.

3.3 For on-market listings accessed via Smart Browse, Leaso provides organisational tools only. Enquiries on listed properties are directed to the relevant agency via their own website. Leaso does not intermediate, facilitate, or handle any aspect of on-market agent relationships.

3.4 Leaso does not guarantee that any match, Connection, introduction, or Property Arrangement will result from use of the Services.

4. Your Obligations

4.1 You are responsible for all activity under your account and for ensuring Your Content complies with these Terms.

4.2 Your Content must not:

  • be defamatory, obscene, abusive, threatening, hateful, discriminatory, or otherwise objectionable;
  • contain sexually explicit material or promote violence;
  • be false, misleading, or deceptive, or misrepresent your identity or affiliation;
  • infringe any intellectual property, privacy, or other rights of any person;
  • promote illegal activity or constitute advertising disguised as a genuine Intention;
  • give the false impression of endorsement by Leaso or any third party.

4.3 You must not:

  • introduce malicious code, viruses, or other harmful material into the Platform;
  • use automated tools (robots, scrapers, spiders) to access or copy Platform content without Leaso's express written consent;
  • attempt to circumvent security measures or gain unauthorised access to any part of the Platform or its infrastructure;
  • use the Services for any unlawful purpose or in a manner inconsistent with these Terms.

4.4 You assume all risk associated with Your Content, including reliance on its accuracy by others. Leaso does not control user-posted content and is not responsible for its accuracy, quality, or integrity.

5. AI and Automated Features

5.1 Leaso uses artificial intelligence and automated tools to assist with profile building, matching, and communications (including via WhatsApp and chat interfaces). All AI-generated suggestions, matches, Connections, and recommendations are provided for informational purposes only.

5.2 Leaso does not warrant that AI-generated outputs are accurate, complete, up-to-date, or suitable for your purposes. You must independently verify any information before acting on it.

5.3 AI features do not constitute professional real estate, legal, or financial advice.

5.4 By using AI features (including Leaso's chat and WhatsApp integration), you consent to your inputs being processed by Leaso's AI systems. You must not input Personal Information of third parties without their consent.

5.5 Leaso reserves the right to modify, restrict, or withdraw AI features at any time without notice.

6. Intentions and Agent Access

6.1 By posting an Intention you describe your property-related needs or opportunities and consent to those being viewable on the Platform, subject to your privacy settings.

6.2 An Intention is not a formal property listing, legal offer, or guarantee of any outcome.

6.3 All Intentions must be truthful, accurate, legal, and not misleading. Leaso may remove any Intention that breaches these Terms without notice or liability.

6.4 By posting an Intention you expressly consent to being contacted by approved Agents via the Agency Messaging feature, solely for the purpose of assisting you to secure a rental property. This consent is a condition of posting an Intention on the Platform.

6.5 Agents may only contact renters who have posted an active Intention, and only to assist those renters to secure a rental property. Any other use of Agency Messaging — including mass solicitation, spam, or contact for unrelated commercial purposes — is strictly prohibited and will result in immediate suspension of Agency Messaging access.

6.6 Leaso shares Personal Information with Agents only as necessary to facilitate Platform communications, in accordance with the Privacy Policy.

7. Payment Terms

7.1 Boost (User Feature)

Leaso offers an optional Boost feature to all users on the following one-time, non-recurring basis (all prices in USD):

  • $9.99 for 10 days
  • $19.99 for 30 days
  • $39.99 for 90 days

Boost payments are one-time only. There is no subscription and no automatic renewal — ever. Payments are processed by third-party providers and are non-refundable except as required by law.

7.2 Agency Messaging

Agents may apply to access the Agency Messaging feature, which enables them to initiate contact with renters who have posted an active Intention, for the sole purpose of assisting those renters to secure a rental property.

Agency Messaging is offered on a pay-per-message basis. Pricing is available on application and is agreed between the Agent and Leaso prior to access being granted. Leaso reserves the right to vary Agency Messaging pricing at any time by providing written notice to the Agent.

Agency Messaging access is subject to Leaso's approval in its sole discretion. Leaso may suspend or revoke Agency Messaging access at any time if an Agent breaches these Terms or uses the feature for any purpose other than assisting renters to secure a rental property.

Amounts payable for Agency Messaging are non-refundable except as required by law.

7.3 General Payment Conditions

All payments are processed by third-party payment providers. By making a payment you agree to those providers' terms and privacy policies.

Leaso does not facilitate the transfer of deposits, funds, or payments between users. All financial aspects of any Property Arrangement must be conducted entirely outside the Platform.

In the event of billing errors or disputed charges, please contact support@leaso.com within 30 days of the transaction date.

8. Intellectual Property

8.1 Leaso owns all intellectual property rights in the Services and Leaso Content worldwide, whether registered or unregistered.

8.2 By submitting Your Content to the Platform you grant Leaso an unlimited, non-exclusive, worldwide, royalty-free, transferable, sublicensable, irrevocable licence to use, copy, modify, reproduce, distribute, display, publish, and create derivative works from Your Content in any media, including for marketing and promotional purposes.

8.3 Leaso grants you a personal, limited, non-exclusive, non-transferable licence to access and use the Services solely as permitted by these Terms and for your personal, non-commercial use (or, for Agents, for authorised professional use).

8.4 You must not copy, scrape, reproduce, modify, or distribute any Leaso Content without prior written consent.

8.5 You must not remove, obscure, or alter any proprietary notices, trademarks, or logos on the Platform.

9. Privacy and Data

9.1 Leaso's collection, use, and disclosure of Personal Information is governed by the Privacy Policy available at leaso.com/privacy, which is incorporated into these Terms by reference.

9.2 By using the Services you acknowledge and consent to your Personal Information being collected, processed, and stored in Australia and any other jurisdiction in which Leaso or its service providers operate.

9.3 Contact details (including phone numbers, email addresses, and other personal identifiers) are never shared between matched users. All communication takes place within the Platform via the Connection model described in clause 3.

9.4 Leaso implements reasonable technical and organisational measures to protect Personal Information, but cannot guarantee absolute security. You are responsible for maintaining the confidentiality of your account credentials.

9.5 International users: The Services are operated from Australia. Users outside Australia access the Services at their own risk and are responsible for compliance with applicable local laws. Users in the EEA or UK should review the Privacy Policy for details of their rights under the GDPR and UK GDPR.

9.6 You must be at least 16 years old to use the Services.

10. Communications

10.1 By creating an account and using the Services, you consent to receiving communications from Leaso via the following channels:

  • Email — for match notifications, Connection updates, platform announcements, product news, and marketing and promotional messages. Consent is implied by your use of the Platform. You may opt out of marketing emails at any time via the unsubscribe link in any email or by updating your notification preferences in Settings.
  • In-app notifications — for match notifications, Connection updates, and platform announcements. These are an integral part of the Service and cannot be fully disabled while your account is active.

10.2 WhatsApp. Leaso offers optional notifications and AI chat via WhatsApp, delivered through the Meta Business Platform. WhatsApp communications are opt-in only. You may enable WhatsApp notifications by linking your phone number in Settings, and you may disconnect at any time via the same Settings page.

10.3 By enabling WhatsApp notifications you acknowledge and agree that:

  • Leaso will send match notifications, Connection updates, platform announcements, and marketing and promotional messages to your linked WhatsApp number;
  • your phone number will be shared with Meta Platforms, Inc. as necessary to deliver WhatsApp messages, in accordance with Meta's Business Messaging Terms and Privacy Policy;
  • Leaso's use of WhatsApp is governed by and subject to Meta's WhatsApp Business Terms of Service, which Leaso is required to comply with;
  • Leaso may suspend or modify WhatsApp functionality at any time if required to do so by Meta or by changes to Meta's policies, without liability to you.

10.4 You may update your communication preferences at any time in your account Settings. Opting out of non-essential communications does not affect Leaso's ability to send you transactional or service-related messages (such as account security notices or Terms updates).

10.5 All communications are sent in compliance with applicable law, including the Spam Act 2003 (Cth) and, where applicable, the CAN-SPAM Act, GDPR, and UK GDPR.

11. Content Removal

Leaso reserves the right to remove, block, or disable access to any Intention, Content, message, or account at any time, without prior notice, in its sole discretion. This includes content that Leaso considers to be in breach of these Terms or otherwise objectionable. Leaso is not obligated to return Your Content under any circumstances, subject to applicable law.

12. Third Party Content and Links

The Services may contain links to or content from third parties (including agency websites accessed via Smart Browse). Leaso does not endorse, control, or take responsibility for third-party content, sites, or services. Your use of any third-party service is at your own risk and subject to that party's terms.

13. Transactions and Professional Advice

13.1 Leaso does not act as an agent, broker, auctioneer, or party to any property transaction or contract.

13.2 All negotiations, agreements, and financial transactions relating to any Property Arrangement must be conducted entirely outside the Platform.

13.3 Leaso does not provide legal, financial, real estate, or other professional advice. You are solely responsible for obtaining independent professional advice before entering into any Property Arrangement.

13.4 Leaso does not verify the identity, credentials, suitability, or legitimacy of any user, Agent, Intention, or opportunity on the Platform.

14. Liability and Warranties

14.1 The Services are provided "as is" and "as available". To the maximum extent permitted by law, Leaso expressly disclaims all warranties, representations, and conditions of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. Leaso does not warrant that the Services will be uninterrupted, secure, or error-free, or that any content, match, Connection, or AI-generated suggestion will be accurate, reliable, or complete.

14.2 To the fullest extent permitted by law, Leaso and its directors, officers, employees, contractors, agents, and licensors are not liable for any loss or damage (including indirect, special, consequential, punitive, or exemplary loss; loss of data, profit, revenue, or business opportunity; or reputational damage) arising from:

  • your access to, use of, or inability to use the Services;
  • any arrangement or transaction with other users, Agents, or third parties via the Services;
  • any act, omission, or content of any user, Agent, or third party;
  • any malicious code transmitted through the Services by a third party;
  • any interruption, suspension, or modification of the Services;
  • any match, suggestion, Connection, or information generated by AI or automated features;
  • any failure of a Property Arrangement to proceed or complete.

14.3 Nothing in these Terms limits any non-excludable rights under the Competition and Consumer Act 2010 (Cth) or other applicable consumer protection legislation.

15. Indemnity

You agree to indemnify and hold harmless Leaso and its directors, officers, employees, contractors, and agents from and against all claims, liabilities, damages, losses, and costs (including reasonable legal costs) arising out of or in connection with: (a) your use of the Services; (b) Your Content; (c) your breach of these Terms; (d) your violation of any law or third-party rights; or (e) any dispute between you and another user, Agent, or third party arising from the Services.

16. Changes to Terms

16.1 Leaso may update these Terms at any time. For material changes, Leaso will provide reasonable notice via email or in-app notification. For Agent/business subscription pricing changes, at least 30 days' notice will be given.

16.2 Your continued use of the Services after the effective date of any update constitutes acceptance of the revised Terms. It is your responsibility to review these Terms periodically.

17. Termination

17.1 Leaso may suspend or terminate your access to the Services at any time, with or without notice, for any reason, including breach of these Terms.

17.2 You may discontinue use of the Services at any time.

17.3 Account deletion. You may request deletion of your account at any time via your account Settings or by contacting support@leaso.com. Upon requesting deletion: (a) your account will be deactivated immediately and will no longer be visible to other users or Agents; (b) your personal information will be permanently deleted within 14 days; and (c) you may reactivate your account at any time within that 14-day period by logging back in. After 14 days, deletion is permanent and cannot be reversed. Leaso may retain certain information after deletion where required by law or to resolve disputes, enforce these Terms, or for fraud prevention purposes, as described in the Privacy Policy.

17.4 Termination does not entitle you to any refund unless required by law.

17.5 Clauses relating to Intellectual Property, Limitation of Liability, Disclaimer of Warranties, Indemnity, Content Removal, Dispute Resolution, and Governing Law survive termination.

18. Dispute Resolution

18.1 You agree to contact Leaso at support@leaso.com in the first instance to attempt to resolve any dispute relating to the Services. Leaso will endeavour to resolve disputes within 90 days of receipt of a written complaint ("Resolution Period").

18.2 If a dispute is not resolved within the Resolution Period, it will be referred to binding arbitration before an arbitrator agreed upon by the parties, or, if no agreement is reached within 30 days of the Resolution Period expiring, an arbitrator appointed by the President of the Law Society of New South Wales.

18.3 Arbitration will be conducted in New South Wales under the rules of the Institute of Arbitrators Australia. The arbitrator may award costs. The arbitral award is binding and may be enforced as a judgment in any court of competent jurisdiction. Costs are shared equally between the parties unless otherwise ordered.

19. General

19.1 Assignment. You may not assign or transfer your rights or obligations under these Terms without Leaso's prior written consent. Leaso may assign its rights in connection with a merger, acquisition, or sale of assets, provided any successor agrees to fulfil these Terms.

19.2 Entire Agreement. These Terms, together with the Privacy Policy and any other policies incorporated by reference, constitute the entire agreement between you and Leaso regarding the Services and supersede all prior agreements.

19.3 Waiver. Leaso's failure to enforce any provision of these Terms is not a waiver of that or any other provision.

19.4 Severability. If any provision is held unenforceable by a court of competent jurisdiction, it will be modified to the minimum extent necessary and the remaining provisions will continue in full force.

19.5 Notices. All notices to Leaso must be sent to support@leaso.com and will be deemed received immediately upon delivery.

20. Governing Law

These Terms are governed by the laws of New South Wales, Australia. The parties submit to the non-exclusive jurisdiction of the courts of New South Wales.

Schedule A — Boost Pricing Summary

Current as of the date of these Terms. Subject to change with notice as described in clause 16.

All Boost payments are one-time, non-recurring, and denominated in USD. There is no subscription and no automatic renewal.

  • 10-day Boost: USD $9.99
  • 30-day Boost: USD $19.99
  • 90-day Boost: USD $39.99

Schedule B — Agency Messaging Summary

Pricing is available on application. The terms below govern access once an application has been approved by Leaso.

  • Access model: pay-per-message (no subscription, no auto-renewal)
  • Eligible recipients: renters with an active Intention only
  • Permitted purpose: assisting renters to secure a rental property only
  • Pricing: on application — agreed in writing with Leaso prior to access
  • Pricing changes: notified in writing by Leaso
  • Refunds: non-refundable except as required by law
  • Access may be suspended or revoked by Leaso at any time for breach of these Terms
